Determining Total Square Feet

You'll find that most home inspectors don't publish their rates online. One reason is that they want to research the total square feet before quoting you a price. I'm happy to do the same for you, but I also believe in full transparency, which is why I post my pricing online. I also offer you the option of booking online, but to do so you'll need to know the Sq Ft to get an accurate price.

Most County and City governments host online services with property data that comes from the county assessors (see list below). This is typically the most accurate record about the property, but it is possible to find that a finished basement is not reflected in the government database. Checking both Realtor.com and the county/city website is your best method for finding the total square feet of the home. 

These government websites use different terms in expressing square feet, but they all list what is frequently called the Base Sq Ft, the Total Basement Sq Ft and the Finished Basement Sq Ft. Unfinished basement areas are the best place to inspect the homes Structure which is one of the most important aspects of an inspection. Because a home inspector can spend a considerable amount of time inspecting these areas, this square footage is added to the total square footage of the home. In short, add Total Basement Sq Ft to Base Sq Ft to get the homes Total Sq Ft.​
